Managing debt – it’s just as important as great occupancy rates.

At South Street, we’ve increased our occupancy rates to near-perfect levels over the past few years. That’s great news for our investors. But while it’s one thing to keep our properties full of students, it’s quite another to make sure they’re all paying their rent on time. To help us do that, we’ve built excellent debt management systems. Our systems are robust, so investors are protected and students know that they can’t get away with non- or late payment. But they aren’t draconian, because in a business based on service as much as property, one student’s negative experience – even if they’re in the wrong – creates big risks for our reputation. South Street student accommodation hits all time early booking highs.

The early figures outlining the occupancy of all of South Street’s student accommodation sites for the 2010/11 academic year have eclipsed all previous achievements by a staggering amount.  The asset management specialists are well on target to achieve 100% occupancy on all their sites again this year.

These figures are achieved by students rebooking their room for another year or coming from other student accommodation providers, rather than accomplished from the rising rates of young people applying for Universities.

The Pavilions in Lincoln is already boasting a 60% occupancy level for September 2010 which is 22% higher than last year and 60% higher than the 2 years previous. The Pinnacles in Sheffield has so far accumulated 34% which again is substantially better than before and Storthes Hall Park and Ashenhurst Houses in.  Huddersfield have seen applications increase fivefold from the same time in 2009.
